A Home Buyer Survey is often a good precaution when considering the purchase of a property. Home Buyer Surveys are generally cheaper than a full Building Survey as they give a summarised overview of a property and its condition, covering the essentials but not going into as much detail as a full Structural Survey. Areas in need of immediate or upcoming repair are noted, and often an approximate price for completing such work is included.

However, from the 14th December 2007 anyone selling a property of any kind (both private ales and developers) must have ordered a Home Information Pack, or HIP, before it is marketed.
A HIP must include searches, legal documents and an Energy Performance Certificate provided by a qualified Domestic Energy Assessor. It may also include a Home Condition Report provided by a qualified Home Inspector. To find out more about HIPs, contact your local I-Agent.
